The initial Offer is usually not final, and there are a number of terms and conditions that may influence the final outcome of a price. “The higher the price, the better the offer” but price is not always the determining factor when accepting an offer for several important reasons. Your listing agent will work closely with you to understand all of the various components of the Offer.Once you and the Buyer have agreed on the terms of the Offer, the Contract of Sale goes into effect. You and the Buyer will need to adhere to the timeline as specifically outlined in the Contract. Your listing agent will perform the following tasks at this point in the relationship:

  • Remain poised to accept offers and when offer(s) comes in, explain to Seller terms of offer and provisions, if any

  • Ability to handle several offers and explain escalation clauses, back-up offers and net proceeds to Seller

  • Ability to negotiate offer(s) and prepare counter offers

  • Ability to get the contract ratified and delivered to appropriate parties on time

  • Handling the agent whose offer was rejected

  • Ability to monitor the time deadlines to which the Seller is contractually bound
