Decide to
Sell
Once you've decided to sell your property, it's a good idea to take the time to clarify your reasons. Why do you want to sell your property? Do you want a larger home, a smaller home, or want to move to another neighborhood, school district, city or state? Whatever the reason, it will influence your future lifestyle, buying opportunities, and finances.
Establishing the time frame for selling is most important. If there is no pressing need to sell immediately, your agent should thoroughly review the current market conditions and find the most favorable time to sell. If you want to list your home right away, then the agent you select to list your home should do the following at first:
-
Visit the property and meet the Seller
-
Collect data about property and measure property
-
Make a Listing presentation by providing a Market Analysis (CMA) which compiles comparable sales and analyzes the differences between those sales and the subject property
-
Help the Seller arrive at a LISTING PRICE
-
Prepare listing documents including an executed Profile Sheet to enter into the Multiple List Service (MLS)
-
